PASTURE – FOREST RESOURCES AND WILDLIFE

There is about 5 acres of old pasture land located on the ridge top, remnants of the farming heritage a generation ago. The stunning long range views are seen in every direction from these areas.

There is about 15 acres of mature forestland. There are several Black Walnut scattered about that are very beautiful and stately and produce an abundance of tasty walnuts in the fall of the year.

Some of the species found on the property are Black Walnut, White Oak, Tulip Poplar, Red Oak, Sugar Maple, Hickory, Sycamore and Ash. No forest pests such as Gypsy Moth or Emerald Ash Borer have been found on the property.

The property is home to a wide array of wildlife which includes a variety of song birds, owls, hawks, woodpeckers, ravens and wild turkeys. White tailed deer, raccoon, opossums, rabbits, chipmunks, coyotes and bobcats are a part of the resident wildlife population.

ACCESS- BOUNDARIES AND SURVEY

Access to the property is excellent and is served by year round, state maintained paved highways and the private Trout Run development gravel road. There is a survey of the property conducted in 1993 by Curtis Keplinger, Land Surveyor, L&W Enterprises, Peterstown WV.

The survey is on record in the Greenbrier County Courthouse in Lewisburg in Cabinet A, hanging file 71-A.

From Lewisburg, proceed west on Interstate 64 to the Alta exit (#161) for 8 miles. Travel south on Route 12 about 4 miles and take a right on Spring Valley Road (CR 31) and travel 3.5 miles and take a right on Spotts Ridge Road – South (CR 31/1) and travel 9/10th mile and take a right on the Trout Run Road (gravel) and travel 1.2 miles to the cabin on the right.
